New 1,600 square-foot house about 1/2 mile from a lake in a resort community, 1.5 story with three bedrooms, three baths, open living-dining-kitchen plan. The kitchen has a window seat that overlooks the back yard, which was a top priority to the client which we instantly fell in love with too. A laundry/mud room creates the frequently used rear entrance. Exposed rafters, a screened porch, and a fireplace were important design and living space features.
We initially designed a narrower house to demonstrate that we could meet their program and fall within property setbacks. This gave the house much more of a bungalow feel than the final design. The client requested and was granted variances to exceed side and rear yard setbacks, allowing for the more spread-out plan. The house has a crawl space accessible with a partial stair for easier access to and from this area.
